Tenant Placement
With our marketing we get phone calls, text messages, emails, and online messages from interested tenants. We short through the inquiries and find possible candidates. From there we have them run a credit, eviction, and background checks. If the applicants qualifies based on our requirements, we choose the applicants that can move-in quickly and are the most qualified.
Sometimes have qualified applicants on hand, which will finding someone much faster and that will help with the turnover cost!
Rent Collection
Getting your rent payment on time shouldn’t be a guessing game. We handle all billing and get your money to you on time. Tenants pay their monthly rent through our 24/7 online Resident Portal, so we track incoming payments for each property through an automated process. Rent is due on the 1st of the month, and considered late (and penalized) if received after the 5th. We send late notices on the 6th, and, if the tenant still does not make immediate arrangements for rent payment, we then begin the (thankfully rare) eviction process.

Inspections
In California, Proper inspections are a crucial part of leasing a property. Landlords/Managers are required to offer a pre-move-out inspection before the end of the lease term on top of the move-in and move-out inspections. These inspections must be well noted and thorough with images/video throughout the whole home.
Other inspections include the initial property inspection when starting management service.
Utility Coordination
We streamline utility services for tenants, handling initial setup, transfers, and bill payments to minimize disruptions. Our thorough approach ensures timely transfer of utilities and transparent billing practices, promoting a seamless rental experience for tenants and property owners alike.
Maintenance & Repairs
No more inconvenient phone calls from tenants. Rentify will handle all communication regarding your home—whether it’s a standard maintenance request or a burst hot water tank on New Year’s Eve.
Residents request maintenance repairs through their online portal where we track all work orders. For all non-emergency work above $300 will need owner approval.
Eviction Protection
If a tenant relationship ever takes a turn for the worse, we can process the eviction for you & minimize its impact on your bottom line.
With our Eviction Protection in place, we cover upto $500 (or $5,000 in the premium+ plan) in the eviction cost which covers Attorney and court fees.
Accounting
We’re here to help you make the most of your rental property. That’s why we put together monthly detailed financial property performance reports to help you receive the most from your investment.
Your monthly statement will outline all expenses, and we’ll send over a detailed bill along with photos of the completed work for full transparency. Access your account any time through the 24/7 Online Owner Portal.
