Keeping up with small maintenance tasks can make a big difference in the comfort, efficiency, and longevity of a rental home. One of the simplest—and most often overlooked—tasks is regular HVAC air filter replacement. Whether you’re a property owner or a resident, understanding the importance of this helps protect both the HVAC unit and everyone living in it.
Why Air Filters Matter
The air filter in an HVAC system traps dust, pollen, pet hair, and other airborne particles before they circulate through the home. Over time, these filters become clogged, making the system work harder to pull air through. That extra strain can lead to higher energy bills, poor air quality, and unnecessary wear on the equipment.
In rental homes, a neglected filter can quickly turn into costly repairs. A simple $10 filter change every 1–3 months can prevent hundreds—or even thousands—of dollars in HVAC service calls. It’s a small habit with a big payoff.
How Often Should Filters Be Changed?
In Bakersfield and Kern County, our hot, dry, and dusty climate means air filters need more frequent attention than in cooler or coastal areas. Homes here often run their air conditioning systems for months at a time, and local dust can clog filters faster than expected.
As a general rule:
Every 30–45 days if pets are present or if residents suffer from allergies
Every 60–90 days for typical households without pets or heavy dust
Every 3–6 months for lightly used or vacant properties
Regular checks are key—pull the filter out and inspect it. If it looks gray or covered in dust, it’s time to replace it.
Who’s Responsible to change the filter in a Rental Home?
Responsibility for HVAC filter replacement can vary depending on the Lease Agreement. Most Lease Agreements will specify who will be responsible for maintenance. In many rentals, tenants are responsible for changing filters regularly. While other instances the Property Management company may offer residents and property owners a Filter Delivery Service, to make things easier. Also, property managers or the landlord may handle annual HVAC servicing and system inspections. This should be communicated and made clear to ensure everyone is on the same page. It's in everyone's best interest that the system stays efficient all year-round.
The Benefits of Staying Consistent
Consistent HVAC filter replacement provides:
Better indoor air quality
Lower monthly utility costs
Longer HVAC system lifespan
Fewer maintenance requests and service calls
For owners, it’s an easy way to protect the investment. For tenants, it keeps the home more comfortable and the air cleaner.
